Drone roof inspection in Topsham

The Strand and the lanes running back from Topsham Quay were laid out for foot traffic and handcarts, not scaffold wagons. Many of the merchant houses along here are listed, sit hard against the pavement with no side access, and back straight onto the water or a neighbour's garden wall. There is often nowhere to load a scaffold tower without closing the lane, and nowhere to build a base that does not sit directly on a public footpath.

A drone survey removes that problem completely, because it launches from wherever there is a clear patch of ground, a spot on the Quay, a resident's own small yard, and reaches roof height without a wagon, a lane closure or a permit application. For a listed merchant house with a complicated Dutch gable and lead flashing tucked into a valley that no ladder can reach square on, that is often the only practical way to see the detail up close.

A large part of Topsham's historic core carries listed building protection, which means fixing scaffold ties into the wall of a listed house is not a quick job, it is a conversation with a conservation officer first. That conversation can take weeks, and for a routine roof check ahead of a survey or an insurance renewal, weeks is often longer than the buyer or the underwriter can wait. Flying the roof avoids the question entirely, since nothing is fixed to the building at any point.

It also matters for the Dutch influenced gables and lead and zinc detailing that make Topsham's roofscape what it is. These features sit at awkward angles that a ladder cannot square up to safely, and a scaffold platform built for one elevation rarely gives a clean view of a gable end on the next house along. A drone simply moves round the building and photographs each face and each junction on its own terms.

Bowling Green Marsh and the mudflats wrap round much of Topsham, and several of the older properties back directly onto salt marsh with no solid ground behind them at all. That rules out a scaffold base on that elevation outright, whatever the access is like at the front. A drone does not need solid ground under it, it needs airspace, and the estuary side of a Topsham roof is exactly the side that is hardest to inspect any other way.

Goat Walk and the riverside path add a further complication, since a scaffold hoarding across a well used public walkway is the kind of thing that draws complaints fast, whatever the paperwork says. A flight over the same stretch is done and gone in minutes, with no hoarding, no walkway closure and no queue of dog walkers waiting to get past. The report lands within 48 hours either way, without the town having had to notice we were there.
